Landlord Insurance - FAQs

What cover restrictions apply in respect of unocupied properties?

If the property is unoccupied for more than 90 days, cover is restricted to Fire, Lightning, Explosion, Earthquake and Storm only. When unoccupied, the policy excesses shown on your schedule are increased by a further £250. This increase applies to both sections.

What is the definition of DSS Tenants?

If the Landlord is being paid in full by the DSS directly then we treat as DSS let. If the Landlord is being paid or part paid by the Tenant, we treat as Standard Let.

What is the limit for loss of rent?

The maximum we will pay is 20% of the Premises/Contents Sum Insured.

What discounts apply for increased excesses?

Excess £250 - 10% discount

Excess £350 - 12.5% discount

What is the Liability limit for Domestic Employees?

The maximum we will pay for any one claim (or claims) arising from one cause, including costs and legal expenses is £10,000,000.

What is the Liability limit as owner of Landlord Premises and Business Contents?

The maximum we will pay for any one claim (or claims) arising from one cause, including costs and legal expenses is £2,000,000.

What level of cover applies in respect of each tenancy type?

Accidental damage can only be selected when the tenancy type is "Standard Let".

What excesses apply to tenants in respect of Theft and Malicious Damage?

Malicious damage excess, if caused by tenant or others lawfully on the premises - £2500 in respect of Buildings and £1000 in respect of Contents

Theft excess if caused by tenant or others lawfully on the premises - £2500 - this amount applies to both sections

What is our maximum buildings and contents sums insured without referral?

Buildings £400,000

Contents £40,000
